Buy with FHA Programs
These popular loan options are insured by the Federal Housing Administration (FHA), allowing for more lenient credit, income, and down payment requirements compared to traditional mortgages. This does require mortgage insurance and payments on any associated premiums.
Why FHA?
FHA Loans offer a number of advantages conventional mortgages don’t offer:
- Offer a way to purchase or refinance with less-than-perfect credit

- Lower your existing FHA rates or convert a traditional loan to an FHA program

Requirements and Qualification
Loan Amount
FHA home loans have maximum mortgage limits that vary by state and county.
Down Payment
FHA guidelines require a minimum down payment of 3.5%.
Mortgage Insurance
You are required to hold a mortgage insurance policy and pay associated premiums.
Property Condition
The home being purchased must meet certain conditions and be appraised by an FHA-approved appraiser. New FHA loans are only available for homes intended as the buyer’s primary residence.

The VA’s Role
